Default WE SOLD OUR HOUSE!!!!

I am soooo excited!! We sold our house after only 1.5 weeks on the market!! We were shocked because we got our full asking price!! I can't wait to move into our new house! We close on both at the end of Oct, so we can have Thanksgiving and Christmas in our new house!!!

That is super! I hope your luck will rub off on us. We put our house on the market on Tuesday and have already had a few showings, but no offer yet. I want it to sell quickly because we already have our new house, and it is pending the sale of our old one! Whew, talk about nerve wracking.

I know how it feels 'cause we're moving next week! Up to my eyeballs in boxes.
We sold ours in about 10 days. The market here is incredible!

I have to chime in here too! We just found out that we sold our house today! We go sign the buy/sell tomorrow, so I guess it could always fall through, but I am so stinking excited! Yay!

So, Henrysmom, do you want to send Aubrie or me those boxes when you are all done with them? Hey! We should do a "we've moved swap!" hee hee. Now I need to go order that set!

Rhonda, are you using a realtor or FSBO? I don't know about the others, but I certainly didn't feel qualified to try and sell our house ourselves. We got a broker to market for us, and he gave us a good honest price that he thought it would sell for the best, quickly. We didn't have time to wait too long since we had already found another house we liked. If you price too high sometimes, you sit on it too long, but if you price too low people kind of wonder why. YKWIM? And it only took 2 days! Of course, the market is so hot right here. We had a friend put her home on the market one morning, and by the end of the day it had sold. So I guess it also depends on you geographic location.

So, I guess my best advice would be to get a knowledgable (SP) professional. They will best know how to tailor your strategy to your needs. Best of luck to you. Sending the vibes your way.

I work for a Mortgage company....and the market is friggin hot EVERYWHERE right now. Can you say job security.......Congrats to you for selling your home. I love packing, but I love unpacking even more. New houses are the best!!!! Have a blast!!!!

I am sending you vvviiibbbeeesss right now!!! I think that it sold quick cause of all the Base closings. Alot of people are being transferred to Redstone Arsenal and that is about 20min from here. Everything is selling like HOT CAKES!!(my grandaddy used to say that and I always wondered what kind of cake he was talking about)

I hope we have your luck too. We have our house up for sale by owner. We have our new house in the process of buying. I'm dreading two mortgages. We're looking at having a realtor help us and we may just have to bite that bullet. I'm keeping my fingers crossed that someone that is truly interested will show up and buy it!

We did the FSBO for about 3wks while our Realtor was out of town. We thought that we would give it a try. We had a pending contract on our other. After 3 wks and 2 people looking, we gave in. A week and a half later its sold!! I hated to pay the Realtor fees, but I wanted our house to be sold more!! KWIM

GOOD FOR YOU!!!! (do the happy dance!). I wish the market was as wonderful here. We have had ours on the market for about 5 1/2 weeks and nothing. There are many around here for sale and people are having a hard time selling. I really hope it sells soon, we bought our new house the end of August. Not sure how long we can handle two mortgages, especially with the holidays coming. We are using a realtor and he is working hard for us. We even buried a Saint Joseph statue in our yard. Anyone else ever heard of that? And did it work for you???

Msteele - Are u advertising your property? Having Open Houses? Sometimes its hard to sell FSBO due to the home not getting out to the public. Let me know what u are doing and I'll see if I can give u some suggestions. I am a agent in Missouri so I think I can help. That way u wouldn't have to have to pay a %.

Stampinformom- Nope, no advertising, and I know I could do more. In fact, we live out in a little neighborhood in the country and our street doesn't get much traffic. We've gotten several calls on it and some walk throughs. A huge draw back I think is that it's an A Frame, but we've remodeled 85% of it and is nicer than most houses in the neighborhood....again a drawback since there really aren't comps in the area and they aren't as well taken care of.

We may be closing on our new house this month and would be moving in end of next month. We have one daily newspaper in the area and it's pretty expensive to advertise in. And right now we need all the money we can save since we'll be having closing costs on the new house.

We know in order to get more people to look at it, we need to advertise, which is why we thought about having a realtor sell it.

I'd appreciate any help!

We are going to be building a home, but we dont' qualify for both mortgages, so we have to move, and rent while it's being built. So we have to realtor coming on tuesday to list. I hope we only have to wait 1.5 weeks before it sells. Congrats your guys, send some of those lucky vibes up my way.

MSTEELE-Remember, it will cost alot more paying a realtor than putting an ad in the paper. This way it will get out to more people. If its in the paper, agents buyers may see it and ask about it. You could state that agents are welcomed and give a small % to the agent. Usually 3% here. At least its half than what you would pay with an agent u would sign up with. You could also put ads up at local places in your town if they allow.

Not to be harsh, but do u know what people didn't like about your house? If you take some of their comments and change some things (without costing anything), it may help.
