Default ?? Re pest control and renters??

For the first time we are landlords, so I want to ask this question.

Who do you think is responsible for pest control?

We had a pest control contract before our house was rented so our tenants had one month of pest service. I told her after that they'd be responsible. Now they keep asking us to help them with the cost of pest control.

The house is in Georgia, and we provide termite control so I'm just talking coachroaches. We have rented in the South before and we always paid for our own pest control.

But I want to do what is right and what most people do, so I thought I'd ask here.

And we do have a lease, I didn't check if it is stated but I know for certain that we never implied that we would cover it.

I am fairly certain that this is the first time they have lived in the South so this may be new to them.

I would say pest control goes with the house/landlord but that is just me and it depends on how you wrote it up in the lease. I rent a room out of my house (when I can deal with having a roommate) so I pay for pest control and all utilities. I think I am not charging enough, but that is my own problem. In AZ, we don't have that many true pests...so it's mostly spiders and such.

I would consider paying it just to be sure it was being done. Roaches are the worst to get rid of if not treated. I'm not a landlord, just thinking how I would feel if it were my property. One never knows how others will treat our property. JMHO

I think the landlord should pay for this even if it is in the lease. If your house is overrun with roaches, etc. and these tenants move out, you will be stuck with a month or two of no rent while the mess is cleaned up AND you will pay more for the exterminator than if you would have had a service contract with the exterminator in the first place.

In FL, the landlord is responsible for pest control in multi-dwelling units. The tenant is responsible in single family houses.

I have rental property in FL. My tenants know they are responsible for the cost of pest control.

I am a landlord. I take care of all pest control and landscaping. If you really want the tenant to be responsible for paying it, increase the rent by that amount or something close. Most renters will not take care of your property the way you would and like someone else mentioned, the clean up later on would be much more than if you had just paid for it all along.

In australia its always the tenant thats responsible, so if you want it you organize it... if not it doesnt happen.

As the owner of te rental property (single family home), I have always paid for pest control (Nc). I do it to protect my investment. And you can claim it on taxes.. The condos are covered by the hoa

I would say the landlord is responsible. I own and rent out a condo and the HOA is responsible for the outside only. The inside is my responsibility. It is a small price to pay.

Default Renters & pest control

I am a renter and the landlord pays for the termite treatment four times a year. We, as renters, pay for the inside "pests". This also is 4 times a year.
